Step 1 – Determining your Investment Requirements
At Riviera Property Group all aspects of our services are tailored to meet the needs of each individual investor, and we take great pride in our ability to match investments with investors.
The first step of our process is to determine the unique needs and expectations of every investor. It is very important that we have a clear understanding of each investors long and short term expectations or intentions. We use this information to determine the type of property, the location, and the investment strategy to use.
Step 2 - Property Search
Once an investor gives the approval, we'll perform a comprehensive search of properties that match the investors unique needs and requirements.We have access to all the properties listed on the open market, however our investors also benefit from the relationships we have made within many ejido communities and our ability to source properties that are not publicly listed.
We search for highly motivated sellers and often come across properties that are selling for a fraction of their true market value. The premise of our strategy involves exploiting the differences of property values in the private property and ejido land markets, and we go to great lengths to find properties that offer our clients the largest built in returns.
We inspect every property that may be suitable. We then prioritize the options, and identify the strengths and weakness of each property before our findings and suggestions are presented to the client. We include digital photos of each property, location maps, and any other information that may be required.
If one of the properties is suitable, we will then arrange for the investor to visit the property.
Step 3 - Due diligence process
If an investor is keen to proceed with one of the properties, we will then further evaluate the property. We will verify the title with the appropriate authorities, and request various other documents from the ejido to ensure there are no problems with the property.
At Riviera Property Group we take all measures to ensure that our clients are investing in undervalued / problem free properties. With so many low risk ejido opportunities available, there is no good reason to take any additional risks.
We also research why the vendor is selling the property, and the general level of interest in the property to determine the best way of negotiating for its purchase.
Step 4 - Valuation
With full access to all ejido resources, we can obtain up to date information about the history of any property, including its last sale price. We also identify similar public property sales and developments in the area to estimate instant and future capital growth, and to determine the potential of the property.
Step 5 - Acquisition strategy
If an investor is interested in proceeding, we will develop a suitable acquisition strategy to ensure we buy the property at the best possible price. We negotiate and deal with the vendor, provide all the legal services, and safely deliver a private property title to all of our clients.
Step 6 – Adding Value & Development
Once an investor has purchased a property Riviera Property Group can manage or add value to the property to ensure a maximum return. This may include re-zoning property for high density projects, subdividing property, and obtaining building permits.
Riviera Property Group also works closely with, and can arrange for surveyors, engineers, architects, and construction services.
