Many investors are fooled by sales people that appear to know what they’re talking about, or ejido members that believe their status in the community allows for special provisions. Please understand that this is not the case, everyone is required to follow the exact same process when purchasing ejido land, and very few sales people are even remotely qualified to ensure that your investment is safe. EVERYONE needs a qualified attorney to oversee the entire process of purchasing ejido land.
2. Understand the Real Price
Investors should estimate their legal costs, acquisition taxes, and notary fees to equate between 15-25% of the purchase price. Investors that cut corners in hopes of reducing these costs usually create more expensive problems.
3. Understand that it’s a lot of work!
Purchasing ejido land can be a timely and labor intensive process, and many steps can take weeks or months to complete correctly. Investors that expect anything to be completed over night will be disappointed. In most cases it takes between 4 and 9 months to have an ejido parcel converted into private property.
